When I export my document as an epub I get the following error message:

error on line 1 at column 1: Document is empty error on line 1 at column 1:Encoding error
Below is a rendering of the page up to the first error.
and then a blank page.
It looks great in the Adobe Digital Editions app but when it is transfered to the ipad through itunes it gives me that error. Any suggestions?
